What is the typical timeline for building a P&D custom home?
A

Our typical build time ranges between 8-12 months. Build duration can be influenced by specific factors, including the size and intricacy of your home. In general, larger homes, or those having more intricate details, tend to extend the construction timeline. We maintain open communication with our clients throughout the duration of our builds, updating them on timelines and build progression. We take pride in our build times finishing on time, or often ahead of schedule!

Where do you build? Can I build I build on my own land?
A

As Central Ohio's Premier Custom Home Builder, our geographical service area spans throughout Central Ohio; including Columbus, Delaware, Johnstown, Marysville, Marion, Mt. Vernon, and Granville. We build in many great Central Ohio neighborhoods and specialize in building on your own lot/land. Build-on-your-lot (often referred to as “Build-on-your-land”, or BYOL) can often be tricky, but we are here to help.

We offer expert advice for lot selection, as well as offer a FREE building site evaluation on your land. We provide professional assistance to help clients find and secure unique lots with the special features they desire.  We frequently help our customers find unique home sites offering features such as waterfront, walk-out basements, golf course, and park settings, as well as wooded environments. Use our expertise to assess your rural lot and help get critical information BEFORE you purchase.

Can I customize my floor plan? Selections?
A

After selecting a piece of land, the next step in building your new custom home is design. Although P&D Builders has over 800 previously built plans, we can customize any plan to make it yours, or start from scratch to design a plan to your needs! Our customers choose their own selections, from counter tops, flooring, cabinets, trim, paint colors, and everything else.  After all, this is YOUR home!

Will my new home be energy efficient? How do I know?
A

At P&D Builders, we take great pride in building quality energy efficient custom homes. Our homes look beautiful on the outside, but it’s what is on the inside that counts! We incorporate an extremely tight building envelope to ensure maximum energy efficiency. A home’s building envelope is the physical separator between the conditioned and unconditioned environment of a building. A well-built, energy efficient home minimizes the transfer of air, water, and heat between the interior conditioned environment and exterior unconditioned environment/elements. P&D Builders utilizes the industry’s top products to create a well-sealed building envelope.

If you take a look inside our walls, you will discover exterior walls constructed with 2”x6” studs (both first and second floors!).  A 2”x6” wall is more rigid and can hold more insulation, when compared to a standard 2”x4” wall. We caulk and seal joints in the 2”6” exterior walls, then apply a high-density, blown fiberglass insulation. Our integrated weather-resistant sheathing eliminates the need for any secondary house wrap product. This water-resistant sheathing utilizes an acrylic tape/flashing, specially formulated with the industry’s most advanced adhesives, to seal the boards edges when they are installed.

Since our homes are constructed so tightly, we make sure to include a continuous run bath fan in every home we construct to allow for proper air circulation. This method allows us to consistently produce a high-quality, energy efficient custom home that saves our customers money!

We employ other energy efficient practices as well, such as LED light bulbs, high-efficient HVAC systems, and Energy Star appliances.  After the home is complete, an independent third party will test your home to verify our energy efficient standards and provide you with a detailed final report.

How does financing work?
A

During the design phase, we will work with our customers to create the home of their dreams. We will also develop a comprehensive pricing proposal that will outline the pricing of your new home.  We work hard to establish a plan that stays within your financial and budgetary objectives. In order to assist in the financing process, we have developed strong relationships with trusted lenders, making it easier and faster to obtain financing. A

Generally our homes range between $500,000 and $1,000,000 for the build costs excluding the cost of land.

Can I use an outside architect to design plans?
A

Utilizing an outside architect to design plans is an option. However, most of the plans brought to us from outside architects fail to meet the budgetary needs communicated by the client. We encourage our clients to use our in-house architects to optimize cost savings. Our architects know our process, enabling them to efficiently modify existing plans. This translates to reducing costs for our clients. On average, a set of plans completed by our architects costs approximately $5,000. In contrast, using an outside architect, who may not be familiar with your budgetary constraints, can range from $10,000 to $20,000. Drawing from our experience, we can identify the key cost drivers, allowing us to advice clients on where to allocate their dollars most effectively. When a design needs to meet your budget a design/build firm is the ideal choice.

What warranties do you offer on your homes?
A

Our custom homes are backed by the Builders Industry Association of Central Ohio's New Home Limited Warranty Agreement. This warranty provides coverage for all materials and workmanship for one year. While we are proud of our minimal warranty work that needs addressed, having a full-time warranty staff offers peace-of-mind should anything arise.
